Most homeowners call us after they see a stain on the ceiling — but by then the water has usually been getting in for months. The roof almost always tells you it's failing well before it leaks. Here's what to look for.
1. Curling or cupping shingles. When the edges lift or the centers dish out, the shingle has lost its flexibility and no longer seals against wind. Once it's happening across a whole slope, patching is throwing money away.
2. Granules in the gutters. Those grains are the shingle's sunscreen. A handful after a new install is normal; piles of them in the downspout on a 15-year-old roof means the asphalt underneath is now exposed and aging fast.
3. Bald or cracked shingles. Shiny black patches where the granules are gone, or fine cracking across the surface, both mean the mat is drying out and getting brittle.
4. Daylight through the attic. Go up on a sunny day with the lights off. Any light coming through the decking is a hole, and where light gets in, water gets in.
5. Sagging rooflines. A dip or wave along the ridge or between rafters usually means the decking has absorbed water and lost strength. That's a structural issue, not a shingle issue, and it needs a professional look immediately.
6. Missing shingles after every storm. Losing one in a severe wind event happens. Losing several every time the wind picks up means the seal strips have failed across the roof.
7. Damaged flashing. Valleys, chimneys, skylights, and sidewalls are where most leaks actually start. Rusted, lifted, or improperly sealed flashing lets water in even when the shingles are fine — and this one is often a repair, not a replacement.
8. Age. Most three-tab roofs in the Dayton area last 15–20 years, architectural shingles 25–30. If yours is at the end of that range and showing any of the above, replacing on your schedule is far cheaper than replacing after interior damage.
